Home Third-Party Liability Insurance in Morocco
Home liability insurance covers damage you may cause to third parties from your home. It is the basic guarantee, mandatory for tenants.
What is home liability insurance?
Home liability insurance financially protects you if you cause damage to a neighbour or third party from your home: water leak to the neighbour below, falling object from your balcony, etc.
Who is required to subscribe?
- Tenants: mandatory (rental risks)
- Owner-occupiers: recommended
- Owner-landlords: recommended (PNO)
- Co-ownerships: mandatory for common areas
What liability covers
- Bodily injury caused to third parties (medical fees, hospitalisation)
- Material damage to others' property (repairs at neighbour's)
- Consequent intangible damages (loss of enjoyment)
- Legal defence fees in case of proceedings
Concrete day-to-day examples
- Your washing machine leaks and damages the ceiling of the neighbour below
- A flowerpot falls from your balcony and injures a passer-by
- A short circuit in your home causes a fire that spreads to the next-door apartment
- Your child accidentally breaks a neighbour's window
Liability only or comprehensive?
Liability only costs between 200 and 500 MAD/year but does not protect your own belongings. Comprehensive (800-2,000 MAD/year for an apartment) includes liability plus protection of your home and goods. Our advice: for a few hundred dirhams more, comprehensive is a much better choice.
Frequently asked questions
How much does standalone home liability insurance cost?
Standalone home liability costs between 200 and 500 MAD/year. However, it is often more advantageous to subscribe to a comprehensive policy that includes liability.
Is the tenant's liability enough?
Liability covers damage caused to others but not your own belongings. To protect your furniture and personal effects, comprehensive insurance is recommended.
