Mortgage in Morocco: what you need to understand before submitting an application
This page covers the essentials for preparing a mortgage in Morocco: rates, down payment, borrowing capacity, documents, MRE profile and direct links to simulators and the credit application.

Mortgage application checklist by borrower profile
Ask the lender for its document list and validity requirements before submitting an application. A calculator result is an estimate, and does not mean that financing has been approved.
| Profile | Documents to prepare and confirm with the lender |
|---|---|
| Employee | Identity, address, employment and salary evidence, and the requested bank statements. |
| Self employed or business owner | Business registration, tax records, accounts and an explanation of variable income. |
| Retired borrower | Pension and existing debt evidence; check the offered term and insurance conditions. |
| Moroccan living abroad | Overseas residence, income and bank records; confirm translations and evidence of transfers. |
Include existing loan schedules, proof of your deposit and the available property documents. For construction, ask about plans, permits, quotations and staged release of funds. Keep dated copies and a list of outstanding items.
Separate affordability from loan approval
Budget for the purchase price, acquisition costs, renovation, borrowing costs and a cash reserve. A debt ratio entered into a calculator is an assumption, not a universal lending rule.
For an illustrative calculation, 33% of a monthly income of MAD 15,000 is MAD 4,950. Existing loan payments of MAD 2,000 leave MAD 2,950 for a new payment before allowing for insurance as applicable. This is arithmetic, not a lender's offer. Test several terms in the monthly payment calculator and check the total cost as well as the monthly amount.
Compare written offers consistently
Use the same loan amount and term. Compare the rate type, payments excluding insurance, insurance premiums, application and valuation fees, security costs and total repayment. For variable rates, ask how the reference rate and revisions work. Check early repayment, release of security and offer validity conditions.
From application to completion
- Confirm receipt of the application and any missing documents.
- Distinguish an initial assessment from a final written offer.
- Ask your notary to check the purchase agreement's financing conditions and deadlines.
- Confirm insurance, security and the conditions for releasing funds.
- Retain the signed offer, repayment schedule and payment records.
If the application is declined, identify the issue before applying again. Read the guides to credit refusals and loan insurance.

MRE and non-resident cases
MREs represent an important segment of the Moroccan market. In practice, banks often require more supporting documents on the origin of income, the currency earned, professional seniority and the down payment. Currency exchange and fund transfer aspects also need to be verified if the project is financed from abroad.
Frequently asked questions about mortgages
What down payment should I plan for a mortgage in Morocco?
In practice, banks often require a down payment, especially to cover part of the purchase price and ancillary fees. The exact level depends on the profile, the property financed and the bank's commercial policy.
How can I improve my mortgage application?
The most useful points are income stability, debt ratio management, a credible down payment, clean bank statements and a complete file on the property being acquired.
Can MREs obtain a mortgage in Morocco?
Yes, many banks finance MREs, but the required documents and down payment level may vary depending on the country of residence, the income currency and the bank.
